The theme of Project 6 focuses on developing a mixed-use project proposed for the intersection of Front Street East and Princess Street in Toronto. Given its previous industrial use, this project falls within the scope of brownfield redevelopment. The name "Kinetic" reflects the project's dynamic nature as it aims to serve as an urban catalyst for the area. As a mixed-use complex, the project prioritizes adaptability, flexibility, permeability, and connectivity to meet diverse user needs while encouraging interaction among occupants. The first two floors will feature commercial, administrative, and recreational areas, creating an active podium that supports the residential buildings above. The development includes both a 34-storey condominium and a 12-storey building for subsidized apartments. These residential structures are designed to promote shared spaces and multifunctionality, with communal and public areas on the upper floors serving as dynamic hubs to foster continuous activity and a strong sense of community. The project is thoughtfully designed in response to its unique urban and natural context, blending harmoniously with its surroundings. It serves as an urban mediator, transitioning seamlessly between the high-rise developments to the north and the parks and waterfront to the south. The massing of the two residential towers features stepped retractions, creating elevated green spaces for communal interaction, reflection, and retreat. Additionally, green roofs and living walls are incorporated throughout the residential buildings. In terms of construction methods, the project also incorporates a variety of approaches across its levels. It begins with a raft slab foundation to effectively control groundwater penetration. The underground parking levels utilize a post and beam structure, while the podium levels are built using a two-way concrete slab supported by columns with drop caps. The residential buildings employ a shear wall with a one-way concrete slab. Finally, regarding the envelope structure, the podium level features a brick veneer wall, whereas the residential buildings are clad in aluminum.
