This project is a mixed-used residential development utilizing the redevelopment of a brownfield site. During the course of this semester we went over, and reviewed brownfield redevelopments and the aspects associated with it such as environmental assessments, site remediation, record of previous site conditions and more. The surrounding area is located within the St. Lawrence neighborhood and is known to have historical significance with the area - in the early 1800’s it was well known for its industrial roots. The design includes one midrise subsidized tower with rental units, one high rise condominium tower units & amenities, daycare center, cooperative office spaces, commercial retail units on ground level, grocery store and walk-in medical clinic. The OBC requirements of occupancies, exits, fire ratings etc. have been provided and meet. The design proposed a combination of construction systems. The podium and subsidized tower utilize a classic brick façade with the condominium tower composed of sheer walls and curtain wall systems. Brownfield redevelopments give back a purpose to the site and can start producing environmental benefits all with respect to the historical buildings and neighbourhood to bring improvements and benefits to the city and residents.
